Concepts and techniques for analyzing financial decisions in property development and investment. Topics: Basic real estate economics and investment performance measurement, leasing and property income streams, pro forma analysis, basics of equity and debt valuation, income tax and leverage considerations, and mortgages. First of a two-course sequence: this course focuses on basic topics and the micro level (individual properties and deals).

Focuses on developing an understanding of the economic factors that shape and influence the markets for real property. Includes an analysis of housing as well as commercial real estate, and covers demographic analysis, regional growth, construction cycles, urban land markets and location theory. Exercises and modeling techniques for measuring and predicting property demand, supply, vacancy and prices.

Presents the information, skills and techniques necessary to create the physical products of real estate and manage the process of real estate development in each of the functional areas. Assesses the fundamental characteristics of the real estate development industry, its products, contracts, regulatory and legal context, and its markets. Students work in teams to create a development proposal on an actual site within the Boston metropolitan area. Restricted to MSRED students.

11.350 RED II: BUILDING SYSTEMS FOR REAL ESTATE DEVELOPMENT
(CRE STUDENTS ONLY)

Wednesdays, 5:00-7:00pm
 
Provides a concise overview of the range of real estate product types and building systems encountered in the professional real estate development practice. Focuses on the relationship between real estate product types, building systems, and the multitude of factors that must be considered when evaluating different building systems for a specific project. The course surveys commercial building systems, from foundations to roofing, and analyzes the factors that lead real estate development professionals to select specific systems for specific product types.
Required of MSRED students and open to others by permission of the instructor.

Seminars and workshops  focusing on developing skills and the industry knowledge and opportunities necessary to help MSRED students achieve their career goals. Program includes workshops on self assessment, resume writing,
networking, interviewing and negotiation skills.  Students gain industry knowledge through career and project presentations designed to align with topics in the MSRED core curriculum, further demonstrating the importance of theory and practice. Through these seminars, students are better able to understand the "big picture", potential roles they may play in the industry, and ways to better position themselves for new opportunities.  Interaction with industry professionals and leaders is an important part of the class. A separate but similar program is offered in the Spring term.

11.303J/ 4.254J RED IV Studio: Complex Urban Projects

Focuses on the process of synthesizing projects for the real estate development industry including the integration of finance and marketing with physical programming and design. Interdisciplinary student teams analyze how to maximize value in large scale, mixed use projects and then prepare professional development proposals. To provide a foundation for the work, the subject reviews contemporary practice in residential and commercial development as well as innovative new real estate products. Projects are interspersed with lectures, field trips, and short sketch exercises. Capstone subject integrating skills and knowledge in the MSRED program, also open to other students interested in real estate development.
